What are SAP Calculations?
Standard Assessment Procedure (SAP) is the government's official methodology for calculating the energy performance of new build dwellings. It measures carbon emissions (DER vs TER) and fabric efficiency (DFEE vs TFEE).
SAP assessments are divided into two distinct stages:
- ✓Design Stage (PEA): Done before construction starts. Assesses planned insulation, heating, and layout to generate a Predicted Energy Assessment. Required to begin building work.
- ✓As-Built Stage (OC-EPC): Completed at building completion. Incorporates actual air permeability test results and any material variations to issue the On-Construction EPC.
