What is a Commercial EPC?
A Commercial Energy Performance Certificate — produced by a qualified Non-Domestic Energy Assessor (NDEA) — rates your building's energy efficiency from A+ (net zero) to G (least efficient). It is a legal requirement whenever you sell, lease or construct a commercial property in England and Wales.
Our assessors use the Simplified Building Energy Model (SBEM), the government-approved calculation methodology, to model your building's energy consumption and carbon emissions.
Non-Invasive Process
The assessment is entirely non-invasive — no drilling or opening of walls required. Our NDEA visits your property to collect room dimensions, lighting specifications, insulation levels, heating and ventilation system details, and building orientation. Typical assessment time is 1–4 hours depending on building complexity.

The Three Assessment Levels
Commercial buildings are categorized by complexity, determining the required assessor qualification level and modeling software.
Simple Buildings
SBEM calculation · From £150+VATFor smaller buildings with straightforward construction and simple systems. Heating capacity under 100kW, simple natural ventilation, and comfort cooling under 12kW.
Complex Buildings
Advanced SBEM calculation · Quote on requestFor purpose-built commercial buildings with larger or more complex systems. Required when heating exceeds 100kW, cooling exceeds 12kW, or the building has characteristics not covered by standard SBEM defaults.
Highly Complex
Dynamic Simulation (DSM) · Quote on requestFor the most complex commercial properties requiring a full 3D thermal model built in specialist DSM software. Required for buildings with atriums, advanced automated systems, or complex façades.
