What is a Commercial EPC?

A Commercial Energy Performance Certificate — produced by a qualified Non-Domestic Energy Assessor (NDEA) — rates your building's energy efficiency from A+ (net zero) to G (least efficient). It is a legal requirement whenever you sell, lease or construct a commercial property in England and Wales.

Our assessors use the Simplified Building Energy Model (SBEM), the government-approved calculation methodology, to model your building's energy consumption and carbon emissions.

Non-Invasive Process

The assessment is entirely non-invasive — no drilling or opening of walls required. Our NDEA visits your property to collect room dimensions, lighting specifications, insulation levels, heating and ventilation system details, and building orientation. Typical assessment time is 1–4 hours depending on building complexity.

Who Needs a Commercial EPC?

LandlordsRequired before advertising any commercial property to let.
Property SellersMust be provided to all prospective buyers.
DevelopersRequired for new commercial buildings at completion.
OccupiersNeeded when making significant fit-out changes.

What You Receive

  • Energy Performance Certificate (A+ to G rating)
  • Recommendation Report (cost-ranked improvement measures)
  • BRUKL (Building Regulations UK Part L) report where required
  • Digital certificate for EPC register lodgement
  • Certificate valid for 10 years

The Three Assessment Levels

Commercial buildings are categorized by complexity, determining the required assessor qualification level and modeling software.

Level 3

Simple Buildings

SBEM calculation · From £150+VAT

For smaller buildings with straightforward construction and simple systems. Heating capacity under 100kW, simple natural ventilation, and comfort cooling under 12kW.

Examples
Small retail units · Offices under 250m² · Residential conversions · Cafés & restaurants · Small industrial units
★ Most common for local businesses
Level 4

Complex Buildings

Advanced SBEM calculation · Quote on request

For purpose-built commercial buildings with larger or more complex systems. Required when heating exceeds 100kW, cooling exceeds 12kW, or the building has characteristics not covered by standard SBEM defaults.

Examples
Large offices · Retail stores with central HVAC · Industrial units with significant plant · Schools · Healthcare facilities · Hotels
Level 5

Highly Complex

Dynamic Simulation (DSM) · Quote on request

For the most complex commercial properties requiring a full 3D thermal model built in specialist DSM software. Required for buildings with atriums, advanced automated systems, or complex façades.

Examples
Shopping centres · Hospitals · High-rise offices · Airports
⚠ Requires specialist DSM software

MEES Compliance Timeline

Minimum Energy Efficiency Standards (MEES) are tightening. Commercial landlords must act now to avoid severe penalties.

April 2025
Present EPC
All commercial landlords must present a valid EPC to tenants.
April 2027
Rating C Required
EPC rating of C required for all non-domestic rented properties.
April 2028
Updated EPC
Updated EPC required for all rented non-domestic buildings.
April 2030
Rating B Required
EPC rating of B required — or valid exemption registered.
⚠ With fines of up to £50,000 for non-compliance, early assessment gives you time to plan any required improvements.
