5 Proven Ways to Improve Your Property’s EPC Rating

## The Challenge of a Low EPC Rating

Whether you are a landlord facing MEES compliance deadlines or a homeowner looking to add value before selling, a low EPC rating (Band E, F, or G) is a problem that needs solving.

The good news is that improving your score doesn't always require tearing the house apart. Here are 5 proven, cost-effective ways to boost your EPC rating.

### 1. Upgrade Your Lighting to LED

**Impact: 1–3 SAP Points**

This is the "quickest win" available. Replacing old incandescent, halogen, or standard CFL bulbs with energy-efficient LEDs is cheap, fast, and can bump your score up slightly. While it won't jump you from an F to a C on its own, it's essential for grabbing every available point.

### 2. Increase Loft Insulation

**Impact: 10–15 SAP Points**

Heat rises, and a poorly insulated roof is a major source of heat loss. Current building regulations recommend 270mm of loft insulation. If you currently have less than 100mm, topping it up to 270mm is incredibly cost-effective and can yield a massive jump in your EPC score.

### 3. Install Thermostatic Radiator Valves (TRVs) and Smart Controls

**Impact: 2–5 SAP Points**

Upgrading your heating controls is often cheaper than replacing the boiler itself. Adding a modern room thermostat, a programmer, and TRVs on all radiators gives occupants much better control over their heating, reducing wasted energy. This is viewed very favourably by the RdSAP calculation methodology.

### 4. Cavity Wall Insulation

**Impact: 10–20 SAP Points**

If your property was built after 1920 but before the 1990s, it likely has cavity walls. If these haven't been insulated, doing so is one of the most effective ways to improve energy efficiency. It involves drilling small holes in the exterior brickwork and injecting insulating material into the cavity.

*(Note: Solid brick properties built before 1920 will require internal or external solid wall insulation, which is significantly more expensive).*

### 5. Upgrade the Boiler

**Impact: 10–20 SAP Points**

If your property has an old, non-condensing boiler (typically 15+ years old), it may only be 60-70% efficient. Replacing it with a modern A-rated condensing boiler (which are over 90% efficient) will dramatically improve your EPC rating.

Alternatively, consider moving away from gas entirely and installing an Air Source Heat Pump (ASHP), which is heavily incentivised by the government and scores exceptionally well on modern EPC assessments.
